If you've never had to go through the process of buying or selling a house, just ask anyone who has and they will tell you it is a very stressful time. This process is not only costly in terms of actual finances, but also that of time investment. For nearly a year now, I've been trying to sell my house in order to buy a newer but smaller house. This ordeal (and I don't use that word lightly) has fired up the imagination and made me think of how it might be translated into gaming opportunities. Oh, what a sick and twisted mind I have...

What gamer doesn't practically salivate at the opportunity to acquire a castle, keep or even small kingdom? After all, doesn't it represent a pinnacle of achievement in the lives of the party? With a keep, you get a base of operations and a potential steady source of income depending on the other factors involved with the acquisition of that property. But of course, no one ever said that property didn't have its drawbacks, now did they?

Castle for Sale, Cheap!
Your adventuring party has just found out that there is a castle that can be bought for far less than market value. If they pool their resources, they can just afford it. Sounds easy, right? They couldn't be more wrong.

Let's say that this particular property is owned by a now deceased wizard and is being managed by his former assistant who is putting the last of his affairs in order before moving on. The castle is only average in size, bordering on the small and not located in an area of strategic importance to the ruling lord's army. It's not in the best of shape but it's not a dilapidated ruin either. Call it a minor fixer upper. It comes with a little bit of property, about 20 acres; just enough to raise some crops to generate income. There's also a small house and barn on the property that were likely servant's quarters. Both are in need of major repairs, however.

On the positive side, the keep structure itself is sound with no gaping holes or crumbling foundations that threat the stability of the castle. There is a basement with an outside access and a secure door. There are a total of five different rooms on the first level and another four on the second level, all of respectable size. The kitchen has room for substantial supplies and has a large cooking hearth. So what's the catch behind this property? Here's where your devious GM mind now comes into play.

The castle is now haunted by the ghost of the wizard. It seems that he had a little accident during spell research and got himself killed in the process. The wizard also left behind a guardian golem in the basement that must be dealt with before anyone can use that room. The golem has instructions to let no one enter the room, but then it is never to leave it either. Only the former assistant may pass unmolested, but he has no knowledge how to change the instructions of the golem. To further complicate matters, the local town council has decreed that back taxes are due in the amount of 200,000 gold payable upon purchase.

Insurance Required
What if another twist to this transaction is that the town is requiring the buyer to purchase insurance to offset any potential damages that may occur while the adventuring party resides there? After all, adventurers tend to make enemies from time to time and who is to say that one of those enemies won't show up and attack the town because of its proximity to the castle? Heaven forbid the party should incur the wrath of a dragon that is capable of razing the entire town without warning. Wouldn't a municipality be justified in asking for a source of income to potentially help them rebuild the town should it be destroyed?

How exactly does one go about insuring a castle? This is where things can get interesting depending on how advanced the economy is on your campaign world. Assuming it has the standard levels of commerce typically seen in D&D fantasy campaigns, banks are not common place yet and insurance is a rarity. Perhaps the town insists that, as a form of insurance the party signs a charter to serve as the town's protectors against outside and evil forces that may threaten the town. The party may be asked to serve on the army or militia of that land for a specific period of time. The town may insist on a percentage of the wealth that the party accumulates as a result of adventuring. There are many possibilities that could be used in lieu of an actual home owner's insurance policy.

Pest Inspections
Inspections are a necessary evil for the sale of a home. In a nutshell, you are paying an individual a large sum of money to spend less than an hour looking over your potential home for any signs of infestation, such as termites, structural problems, water/plumbing issues, or electrical problems. In fantasy settings electricity and running water are practically unheard of, but there are new challenges that could warrant the need for an inspector. Now usually, the seller of the property is expected to pay for the cost of an inspector. But under the right pretenses, this can become something else the adventuring party will have to pay for.

For example, let's say our castle for sale must pass an inspection before the new owners can move in. This just happened to be a little something that wasn't brought up until after the ownership papers have been signed. Hey, no one said you had to live in it if you were going to buy it. But if you do, then it has to pass inspection by the appointed town code enforcement officer.

For the sake of argument, let's say our castle has an ant infestation brought on by the large amount of preserved foods and rotting spell components in the storage cellars. It also has a significant crack on an interior load bearing wall. Before the party can move into their new abode, they must rid the place of the ants and repair the wall. Oh, and pay the inspector 50 gp for services rendered. Fixing the wall is easy if one has access to stone shape, but the ants are a different story and requires innovative thinking. The first order of business has to be removing the ants' food source. But how does one get rid of the ants? You can't flood them out because of the way the keep is built and the porous nature of the stonework nor is there a single spell that will make them all just vanish. The most likely solution would be to contract the assistance of a druid whose empathic skills might draw the ants to a new home. Again, more costs to the party.

Financing
But what if the party doesn't have all the funds they need to purchase the castle? Depending on the economic state of your campaign world, they will likely have to approach someone of wealth or perhaps even an organization or guild for the additional finances. In an advanced economy it is possible that banks do exist and the group must negotiate terms that include interest rates, payment dues and the length of the loan. However, let's assume that banks do not yet exist in this small town and the players must find other means of acquiring the necessary monies. A reasonable assumption would be that they will simply go adventuring more until they have the currency. However, a devious GM will nip this in the bud by presenting a competing party who is also interested in purchasing the castle. This puts a time limit on the party. They must find the needed resources within a certain timeframe or they risk losing the castle.

So what other options could the party come up with? Beyond breaking the law through theft, other more prominent options include obtaining the money through an affluent noble or contacting a local guild* and offering their services in exchange for the funding. But how do you convince a noble to loan you the needed gold? Here's where you as the GM get to indulge in some wonderful roleplay as the party tries to convince you (as the noble) to give them what they want. Assuming they plead their case effectively, what would be a proper return on the noble's investment? Perhaps he needs the party to journey on a quest to obtain an old family heirloom that is in the hands of a rival. It may also be that they must serve as his personal bodyguards or the bodyguards of his daughter.

What if the group decides to approach a guild for the money? Maybe a member of the party has connections to a guild or they feel their chances would be better negotiating with an organization over a private individual. Either way, they are faced with making contact with the guild, which may be somewhat or totally secretive, and securing an appointment with the individual in charge of making such decisions. Once again, the roleplaying opportunities abound. For the sake of argument, let's say the party consists of a rogue with ties to a prominent thieves guild in a nearby city. We'll even go so far as to say that he is owed a favor in this guild and he uses it to make initial contact with the guild operating in this smaller town. Now that the group has the attention of the guild and secures an appointment with the resident guildmaster, they must make their case. Once again it boils down to what the guild has to gain by giving the party the needed funds. What manner of payment must the party procure in return for the loan? Options are once again plentiful. For this scenario, let's say the guild wants the party to allow them to use the castle as a safehouse or a location where certain goods could be stored or kept pending shipment to their proper destination. Such goods are likely illegal, of course. And should the party be caught with them on the premises of the castle by law enforcement authorities, they face stiff penalties. But if they really want that castle, then they must be willing to take certain risks. In return, they get everything they need to purchase the castle and move right in.

In summation, the party has found a castle suitable for their needs, has arranged for supplementary funds to finance their cash shortage that includes back taxes. They have paid for and passed inspection and agreed to whatever terms have been set down for insurance purposes. Now they get to move in and live in a bonafide castle of their own. Well, it's kinda their own after you consider that they are paying monthly insurance and quarterly tax payments to the local town coffers and allowing the thieves guild to use the basement as a staging area for smuggling operations after the party gets rid of the guardian golem. All for a tidy sum of only 500,000 gold pieces at 6% interest compounded monthly plus occasional surcharges. Oh yeah, remember the wizard's ghost that was still hanging around? Unless the party has a cleric capable of turning/destroying him, they just got sacked with another fee as they locate a cleric of sufficient enough level to put the ghost to rest permanently. Lastly, there are also upkeep costs involved that include the other buildings on the property, weed control and landscaping, just to name a few. And then you wonder why castles today are so commonly referred to as money pits. No wonder it was for sale at such a bargin price...

I like this idea. I know that some of the older D&D material provided opportunities for winning fiefs and castles, but some of the things I am thinking of are hard to find. Suggestions such as this really help spark something in the imagination of the reader. I look forward to more articles like this. (I read this article about the time it first came out, but couldn't find my password in order to leave a comment.)

I have bought and sold on a couple of occassions - indeed I am currently going through refinancing our home after only having been in it for 18 months (this was not our choice by the way!) - and so I sympathize greatly with the sentiments that no doubt prompted Steve to write this article.

I have used this though in my own games, I have used the adventure from an old Oerth Journal when my PCs decided they would make a bid on the deceased wizard Otiluke's house in Greyhawk City.

I have also used it as an ongoing theme when a group inherited a keep from a patron of theirs. They thought I had gone crazy by 'giving' them an established castle complete with followers until they realised that the followers were not 'theirs' but their deceased patrons and that they were on the verge of rebelling against the young whippersnappers that were now they new bosses.

Trouble continued when they realized the local druids - once allies - were now opponents opposed to the foresting activities of the town that came with the keep; that the revenues generated were not sufficient to cover all of the outgoings needed to pay wages and maintain upkeep; that two different and opposed factions existed within the keep staff.

The campaign took on a new and very interesting spin just by 'giving' the PCs a keep of their own.

Personally I don't play D&D to roleplay paying taxes, so I can see this type of stuff getting old after a while.

The fun is in making much of this a side trek or subplot to your ongoing campaign. The campaign doesn't need to focus on the castle, but rather you can have little things crop up that are a result of acquiring the castle. For example, what if just as your party was ready to sign the papers to purchase, a person showed up to dispute the sale claiming to be a blood relative and demanding a portion of the sale as his inheritance? It's always somethign you can use in teh background once the PCs have the primary acquisition over and done with.

What if, six months after they've bought the castle, nearby cattle begin to die and the resident farmers are worried that the wizard may have cursed the land? The possibilities are endless if played upon properly.
